Located in the Grant Park neighborhood of Northeast Portland, this custom single-family home boasts a unique blend of modern spaces, and exposed structures, along with Northwest lodge-inspired detailing, fitted into the context of the surrounding period-style homes.
The property is just minutes from downtown Portland and the Willamette River and offers the best urban city living. The Dominic house was carefully sited on a rare, never before built-upon lot and oriented to the South to maximize daylight while preserving a massive 100-year-old copper beech tree in the front yard and several mature firs behind. Two Douglas fir trees were removed to make way for the house, but we milled them into lumber to create the open riser staircase and many of the exposed beams used throughout the house.

The main floor comprises a two-story great room, a sumptuous eat-in kitchen and dining room, a den, a powder room, and an open foyer with a built-in bench and generous closets and storage for backpacks, shoes, etc. The kitchen opens to a covered al fresco dining and grilling porch. In contrast, the living area opens to a semi-enclosed courtyard featuring a custom welded fire table, surrounded by a Japanese-style engawa for informal party seating.

The kitchen has a long granite-topped island and an enormous custom-designed table, making entertaining and daily use equally convenient.
The second floor includes three bedrooms, a spectacular laundry with views, the primary suite containing a bathroom, a walk-in closet, an adjoining private office, and a balcony. The master bath includes a walk-in shower as well as a drop-in six-foot bathtub.

The basement boasts a custom bar, a musical performance space, and a guest suite, all detailed with the exacting precision of the areas upstairs.
The house’s facades are unapologetically modern but carefully designed and detailed to fit into the context of an established historically significant neighborhood. A generous front porch with oversized stairs reaches out to the sidewalk, while the massing of the building complements the period homes surrounding it.

The second floor is entirely clad in clear cedar siding, finished with a transparent stain that allows the wood’s inherent warmth to shine through. The base of the building is rendered in dark Norman-style brick, while the body of the first floor is clad in shiplap painted off-white to highlight the other pieces. The porch ceiling is boldly held aloft by an incredible assembly of thick posts and beams, held in place with massive steel brackets and framing an impressive entry to the home.

The home’s windows are seemingly everywhere, yet the house is exceptionally private from the inside due to their careful placement, which maximizes views, while the walls on the North and East facades create privacy.

This Craftsman masterpiece is situated in the “grid” of Portland Heights, with 8000 square feet and four floors of luxury. The entire home was reconstructed (including the foundation) in 2017. Emil Schact, one of Portland, Oregon’s most prominent architects, built the original home. Unfortunately, as is the case with far too many Portland homes of this era, it had gone through a series of poorly thought-out and executed remodels. After months of extensive work with local Portland architect/designer Aram Irwin, they concluded that they wanted to pay homage to Emil’s original exterior concept. However, they completely changed the interior layout to satisfy their young family’s needs. What transpired was an incredible re-imagination of this home that looks remarkably similar to the original house on the exterior and a completely original and one-of-a-kind interior space. With the design help of both Aram Irwin and architect Steve Bock of GS Bock Design, an all-new interior that is modern in convenience and almost museum like with old-world millwork and plaster finishes not seen in today’s new homes. Some of our favorite highlights of this home are the “light-filled” Gourmet kitchen that may be our crowning achievement. It features custom flush inset cabinets true to the early 1900s, antiqued black granite, commercial appliances, and an expansive island with a prep sink. When you enter the home, a one-of-a-kind staircase is open to all four levels. The ball-room sized attic space boasts paneled walls and 14-foot ceilings, an incredible fireplace, and very personalized spaces unique to the homeowner’s specific needs. Thirty-five feet down is a state-of-the-art theater room built to feel like an ‘old-school” theater the homeowner watched movies at in college. The finished product far exceeded all of our expectations. Of course, we can’t leave out the “English pub” style bar with its incredible copper countertops and the adjacent billiards room with copper tin ceilings. Last is a guest suite with a combo steam/infrared sauna. Finally, a gorgeous ADU with a custom king-size Murphy bed and a full kitchen finish off this incredibly unique home. This incredible structure is a work of art, and we are honored to be this fine home builder!
